Property Economics and Property Law

Law & Economics involves tasks that lie at the intersection of property economics and property law.

Since its inception in 1961, we have focused a significant part of our expertise on the concept of legal economics. Legal economics includes investigations into issues such as land access, compensation matters for planning damages, renegotiation of leasehold fees and rent charges, as well as the purchase of leasehold rights. Critical review of property tax assessments is also a specialized area where we can offer our expertise.

Property Taxation

Forum has extensive experience in property taxation. This can involve critical review of already determined property values, as well as assisting with declaration work.

We have also, on several occasions, been commissioned by the Swedish Tax Agency to develop so-called benchmark values and benchmark value areas for certain geographical regions.

We assist several large industrial groups and property companies with systematically managing property tax assessments and critically reviewing government decisions.

Land Access

A common task for Forum is to assist both private and public clients with land access issues, often in the form of compulsory acquisition under the Expropriation Act or the Planning and Building Act.

We can act as a negotiating party for minor and simpler matters, or we can take full responsibility for land access, including everything from valuation to negotiation and potential court proceedings.

Planning Losses

When detailed plans are changed, the various rights that previously existed may be diminished or completely removed for property owners. Such deterioration or planning losses can, under certain conditions, lead to a right to compensation.

Forum Property Economics has handled these issues for a long time, and we have the experience and expertise to assist both municipalities and private property owners.

Our role in these contexts is primarily to assess the extent of the planning losses in economic terms.

Leasehold Issues

One of Forum's areas of expertise is the leasehold system.

We assist, among other things, leasehold tenants or municipalities with negotiating changes to leasehold fees.

The same applies to cases involving the purchase of leasehold; in such cases, we can assist either the landowner or the leasehold tenant.

Environmental Damage

Activities conducted or intended to be conducted on a property can negatively affect surrounding properties. Typical examples include noise from roads, airports, etc., as well as aesthetic disturbances such as impaired views.

Forum Property Economics has extensive experience in assessing both the impact of environmental damage on market value and the question of whether compensation is due, and if so, the amount. Our clients in these matters are primarily government bodies and municipalities in various forms.
